The Nutwood Tract is special among Old Towne neighborhoods given the concentration of particularly distinctive early 20th century homes with a special historic relationship to Hart Park and Santiago Creek. Therefore, the City of Orange is considering a rezone of properties on the 500-block of S. Orange Street and S. Grand Street between E. La Veta Avenue and E. River Avenue from Duplex Residential (R-2-6) to Single Family Residential (R-1-6) as a means of providing further support for preserving the character of these properties.
While rezoning properties on this particular block is intended to help preserve these historic homes, it would not preclude modifications or additions to properties or the creation of a second living unit in the form of an accessory dwelling unit (a.k.a. in-law unit). Additionally, a re-zone would bring the zoning designation into conformance with the existing General Plan land use designation of Low Density Residential (2-6 units/acre) (LDR).
The Planning Division held an initial property owner information session on April 25, 2018. For those who could not attend the first information session a second session has been scheduled for Thursday, May 10th.
