About the Katella Avenue Corridor

The Katella Avenue Corridor encompasses properties located north and south of Katella Avenue between the Santa Ana River on the west and Batavia Street on the east, including portions of Struck Avenue between Katella Avenue and the Collins Channel.

This corridor serves as a gateway into the City from Anaheim and interfaces with highly active areas such as The Honda Center, Angel Stadium, ARTIC transportation center, the Santa Ana River, and OC Vibe. While the West Katella corridor is already a solid commercial district, its westernmost portion has untapped potential due to its strategic location and under-utilized properties.

High Demand for Mixed-Use Development

The western portion of this focus area offers a variety of retail, vehicle sales, aerospace manufacturing, specialized light industrial uses, and small office uses. Its location at the midpoint of the City’s industrial area provides essential service and support functions. The current Stadium Promenade site, for example, could maximize development potential by including mixed housing and retail uses that complement existing uses. Market studies suggest that the western-most portion of this corridor could support high-density housing and mixed-use development, making it an attractive investment opportunity.

Urban Mixed-Use Designation

The land use plan features an Urban Mixed-use designation within the portion of the area between the Santa Ana River and Batavia Street. This Urban Mixed-use area is intended to be a regionally-oriented activity center, characterized by mid- to high-rise structures with uses that could include housing (maximum 60 units per acre and maximum floor area ratio of 3.0), commercial retail uses, restaurants, offices, and civic uses.
